Roof & Exterior Cleaning

Will you use a pressure washer on my roof?

Never. Pressure washing asphalt shingles voids your manufacturer’s warranty and strips away the protective granules. We use an ARMA-approved Soft Wash system—a low-pressure chemical treatment that kills moss, algae, and lichen at the root without the mechanical force that damages your home.

How long will my roof stay moss-free?

In the Sea to Sky climate, a full Soft Wash treatment typically keeps a roof clean for 3 to 5 years. We recommend a light annual maintenance rinse for North-facing or heavily shaded slopes to ensure spores never get a chance to take hold again.

Do you remove the moss manually or just spray it?

We use a "Brush & Treat" method. Large moss clumps are gently removed by hand or with soft-bristle brushes first. We then apply our treatment to kill the remaining roots and microscopic spores. This ensures the roof looks better immediately while providing long-term protection.

Is my roof too old to be cleaned?

If your shingles are curling, brittle, or missing significant granules, cleaning may be purely cosmetic and could accelerate wear. During our Site Assessment, we’ll give you an honest assessment. If your roof is past its functional lifespan, we’ll tell you rather than taking your money for a temporary fix.

Windows & Glass Cleaning

What happens if it rains right after you clean my windows?

Rain won't affect the quality of your window cleaning — before, during, or after your service. Thanks to our professional-grade cleaning solutions, your windows will stay spotlessly clean even after a heavy rainstorm.

Do you clean the screens and tracks, too?

It depends on the package! Our Bronze package covers exterior windows only — screens are not included, and we ask that you remove them prior to our visit. Our Silver package (interior and exterior) includes cleaning of all screens. If you'd like your tracks cleaned as well, we recommend our Traditional package, which includes both track cleaning and window buffing.

Siding & Landscape Safety

Will your cleaning solutions kill my plants or grass?

No. We lead with property protection. Our Landscape Protection Protocol involves a dedicated technician pre-wetting all greenery and staying on the ground to rinse plants throughout the process. This neutralizes our biodegradable solutions and ensures your gardens stay as healthy as your siding.

Can you remove the black "Tiger Stripes" on my gutters?

Standard washing won't remove those—that is a chemical bond called oxidation. We offer a specific Gutter Brightening service using a specialized cleaner that breaks that bond, restoring the factory-white finish to your gutters without scrubbing away the paint.

Will water get behind my siding or into my outlets?

We treat your home with respect. We use low-pressure techniques and "downward-angle" spraying to avoid forcing water behind siding laps or into soffit vents. All sensitive electrical outlets and cameras are taped or covered prior to starting.

Driveways & Hardscapes

Can you remove oil stains from my driveway?

We can significantly lighten them, but "total removal" depends on how long the oil has been soaking into the porous concrete. We use professional degreasers and hot-water pressure to extract as much as possible, but we prefer to manage expectations: if it’s a 5-year-old stain, a faint "shadow" may remain.

Absolutely. Shine 99 carries $5M in General Liability Insurance and is in 100% good standing with WorkSafeBC. Every technician is Fall-Protection Certified. We are happy to provide our clearance letter and insurance certificate before we step on a ladder.

Do I need to be home for the service?

No. As long as we have access to a functioning exterior water spigot, your pets are inside, and your windows are closed, we can handle everything.
